Rental Information

In Maui, we have 2 rental groups: Short-term or Vacation Rentals, and Long-term rentals. If you are interested in purchasing a vacation rental condo, make sure to ask for the rental history on the property or similar properties. Check out sites such as VRBO (Vacation Rental By Owner) and popular vacation pools like ResortQuest and Outrigger to gain an understanding of what your gross income may be.

To evaluate long term rentals, I collect quarterly data from the Maui News that is summarized in this PDF file. It looks at South and Central Maui and shows the ASKING price for current rentals. It summarizes data by location and bedroom/bath (i.e. 3/2) configuration. Caution should be noted when the number of data points (count) is less than 5.

Do you need help in analyzing the potential income of potential investment properties? This report is designed to help. Since most ads do not state whether it is long or short term rental, the reader should assume a long (6+ months) term rental agreement. Although the data is deemed to be current and accurate, it is NOT guaranteed.
